New Demographic Analysis Now Available for Beaumont

To support informed site selection and investment decisions, the City of Beaumont Economic Development Department has made a new Derrigo Demographic Analysis Report available for download. Prepared by Derrigo Studies, the report provides a comprehensive snapshot of Beaumont's current demographics, retail market, residential development pipeline, transportation access, and future growth projections.

The report is designed as a resource for developers, retailers, commercial brokers, site selectors, investors, and businesses evaluating opportunities in Beaumont. It combines current demographic information with detailed mapping of residential development, commercial projects, retail centers, and future growth areas to provide a clear picture of the local market.

Among its findings, the report notes:

• Beaumont's current population is approximately 60,945 residents, with a retail trade area serving more than 129,000 people.

• Nearly 26,000 residential units are in the development pipeline across the Beaumont Retail Trade Area.

• At full build-out, the retail trade area is projected to exceed 207,000 residents.

• The report also highlights major commercial and industrial developments currently underway, including Regency Centers' Oak Valley Village, the planned Beaumont Retail Center, and several large employment-generating industrial projects.

The analysis also includes detailed demographic maps, neighborhood-level data, traffic counts, residential project tracking, and trade area projections that can assist businesses in evaluating market potential.
